The Land
The land extends to approx. 7.08 acres (2.87 hectares) and is gently sloping in nature and is laid to grass being suitable for livestock grazing, with a small area of rushes on the lower level parts and is contained within one field with stock proof fencing, part of which is in need of upgrading.

Situation and Directions
The land is situated on the outskirts of the village and community of Trimsaran, Carmarthenshire, a short drive north - west of the town of Llanelli. The village is home to a range of local amenities and services.

The land itself is accessed off the B4308 Heol Llanelli/Trimsaran Road opposite Tirlwm cul-de-sac, the speed camera and the bus stop as you enter the village from Penmynydd/Llanelli direction. Turn off onto the private shared single track lane and proceed for approx. 600 yards and the gateway for the land can be found on the left hand side after Waun Ffynnonau Farm. There is also a pedestrian kissing gate at the entrance to the land.


We understand that the Land is held on a Freehold basis with vacant possession upon completion. We have been advised that there is currently a grazier on the land who will vacant the land prior to completion of the sale.

No investigations have been carried out with the statutory undertakers and we are advised that the land does not benefit from any services.
