The land forms part of the Crymlyn Manor between the settlements of Ffairfach and Bethlehem. The land is located in a rural position just off Gwynfe Road, approximately 2.8 miles northeast of Ffairfach village and 3.8 miles southwest of Bethlehem village.

Description
A block of improvable pastureland split into a number of useful enclosures extending to approximately 84.97 acres (34.37ha) as illustrated on the attached plan. The land offers reasonable quality grazing with approximately 56.78 acres of clean land whilst the remaining ground consists of rough grazing with patchy mixed broadleaf woodland areas. The property is to be let for sheep grazing only with a restricted stocking rate of 2 sheep per acre between the months of November and February.

Terms
The respective lots are to be let by informal tender on a 12-month grazing licence from 29th September 2023. A copy of the proposed grazing license agreement which includes all of the other terms is available for inspection at the Agents office, if required.

Invitation to Tender
Interested parties are invited to tender by 12 Noon on 20th September 2023. All tenders are to be submitted in writing using the tender form available from the Agent, by request. Tenders must be received by post or delivered by hand to the Agent's Office.

The successful applicant will be required to sign the licence within 5 working days of their offer being accepted. If the tenancy is not signed within this time frame, the Landowner reserves the right to withdraw the offer of the licence.

Additional Notes
The successful applicants will pay an arrangement fee of £300 plus VAT on signing the grazing licence.

From Ffairfach, head east on Heol Bethlehem towards Bethlehem for approximately 1 mile, taking the second right turn onto Gwynfe Road. Continue travelling on Gwynfe road for approximately 1.8 miles where an access road for the land can be found on the left, marked Maes Y Dderwen Cottages, the land is located down the narrow track with an accesses gateway on the left hand side.
