The land benefits from gated vehicular access directly from the B4297 Ebenezer Road and also shares access with a telecommunication mast which adjoins the property.
The land is situated in a convenient location just off the A483 highway being the main highway linking the M4 at Pont Abraham (Junction 49) 2 miles to the south – west with the town of Ammanford, 4 miles to the north – east. The popular semi-rural village of Llanedi, being home to a primary school and public house is a mile south of the land.

Basic Payment Scheme
No entitlements are included in the sale.
An overage provision applies to the land in the form of the following:-
a) If Planning Permission is granted for development other than the Permitted Use during a period of 30 years, being the Overage Period an Additional Payment shall immediately become dew from the Transferee to the Transferor. The Transferee covenant that it shall pay the Additional Payment to the Transferor within 3 months after the grant of such Planning Permission.
b) The Additional Payment shall be 50% of the Enhanced Value following the grant of Planning Permission (less reasonable costs) over and above the original purchase price.
c) An Additional Payment shall be due in respect of each and every Planning Permission if more than one is granted.
d) If the Transferee and the Transferor fail to agree on the amount of Additional payment within 3 months after the date of grant of Planning Permission, either part may refer the matter to an Independent Surveyor.
