Situation
The property is situated in a convenient location on the fringes of the semi-rural village of Pencader, north Carmarthenshire, with direct access off the B4459 highway. The village is home to a range of local amenities to include convenience store, fish and chips takeaway outlet, hairdressers, Welsh medium primary school and regular bus services to Carmarthen town centre.

Grade II Listed Farmhouse and Attached Barn
A detached farmhouse of a traditional stone construction under a pitched slate roof with roughcast to the rear and slate hung front elevation with inscribed slate with "Ed C Evans 1834'''. The house benefits from timber sash windows frames with no glazing intact.
Internally, the property comprises an entrance porch, entrance hall, three rooms to the front along with two galley/narrow rooms to the rear, typically found in a traditional Welsh farmhouse. Access to the first floor was not possible and is not recommended. To the rear of the farmhouse, there is an extension which was not accessible.
A lower 2-storey barn/range is attached to the gable end of the farmhouse and is partly rubble and with partly voided roof.
The Farmhouse and Barn are Grade II Listed having been designated on the 13/03/2003 reference number 80997.
Traditional Stone Range
Opposite the Farmhouse and attached Barn is an approx. 100 foot long traditional stone range, part of which the roof has collapsed, with a former dairy, cow stalls and hayloft.
We have been advised that this stone range is not listed.
3-Bay Modern Building
At the end of the courtyard there is a modern 3-bay stable/loosing housing building of a stone and concrete block construction with Yorkshire boarding elevations under a sloping sheeted roof.
The Land
The land itself extends to approx. 5.66 acres (2.29 hectares) and is contained within two enclosures, the first being a square paddock extending to approx. 4.03 acres and the second is an irregular shaped paddock bordering Nant Gwen stream and weir extending to approx. 1.63 acres. Both paddocks benefit from stockproof fencing, being part pig wire and part two wired suitable for cattle. The irregular paddock also benefits from access to natural water supply of Nant Gwen.
The remainder of the land amounting to approx. 2.76 acres comprises an area of woodland and rough grazing area adjoining Nant Gwen to the southern boundary of the property.
